HVS International, a global hospitality and hotel services firm, recently announced the completion of the HVS 2006 U.S. Major Hotel Transactions Survey - an analysis of major hotel sales occurring in 2006. HVS defines a major hotel transaction as a sale that transferred at $10 million or greater, or a portfolio sale where the purchase price of the single hotel asset was allocated by a principal of the transaction at $10 million or greater.
This survey provides an ongoing history of hotel sales from 1990 to present, discusses the highest priced per room sales of 2006, identifies the year's top buyers and sellers, highlights the year’s major portfolio sales and mergers, and provides a listing of sales that have occurred in the 2006 calendar year by sales price and price per room.

Interesting points featured in the 2006 Major Transaction Survey includes:
  • The trend of increasing sales activity continued in 2006 with roundly 76,000 rooms trading at a total volume of $15.5 million
     
  • The ten largest sales by price per room reflected an average price per room of $874,000
     
  • Of the sales tracked by HVS International, 17 had a price per room greater than $450,000
     
  • The largest portfolio sale was Host Hotels and Resort’s acquisition of 33 hotels for $4.1 billion.
