HVS Capital Corp to Assist Denver International Airport In Seeking Hotel Proposal

The Denver International Airport (DIA) is seeking proposals from qualified participants to own, manage, finance and/or build a 500-room, four-star, four-diamond hotel to be connected to Jeppesen Terminal.
The Denver International Airport (DIA) is seeking proposals from qualified participants to own, manage, finance and/or build a 500-room, four-star, four-diamond hotel to be connected to Jeppesen Terminal. HVS Capital Corp, based in Denver, CO, will be assisting the Airport in the RFP process.

In issuing the Request for Proposals, DIA cited continuing traffic growth and its desire to provide on-terminal lodging at this world-class airport facility as important factors. According to Stan Koniz, Deputy Manager of Aviation and Chief Financial Officer of DIA, "The original master plan for the Airport contemplated an on-site, upscale hotel to enhance the overall traveler experience. Now, this RFP process gets us one step closer to providing all the amenities that should be offered at an airport of our stature."

DIA's passenger total reached a record 47.3 million in 2006 making it the fifth-busiest airport in the United States and the 10th-busiest in the world.

The proposed hotel must be an internationally recognized brand operated by an established operator of luxury and upscale hotels. The lease term will be 55 years, with two 10-year extensions possible.

Proposals can suggest its own design within certain stated parameters or utilize an existing FAA-approved design that includes 38,000 square feet of meeting and conference space, a fine-dining restaurant, an all-day restaurant, and lounge. DIA commissioned a study to determine the optimal size of the hotel and the appropriate facilities to maximize guest satisfaction. The existing design calls for the hotel to be connected to Jeppesen Terminal via an enclosed pedestrian bridge. The Hotel will be adjacent to the planned FasTracks rail station.
