HVS Releases Preliminary 2007 Survey of Major U.S. Hotel Transactions

The HVS Preliminary 2007 Survey of Major U.S. Hotel Transactions, an indispensable resource for stakeholders in the lodging industry, is now available for purchase. The survey presents a listing and analysis of major hotel sales [1] occurring in the 2007 calendar year.

"Last year (2007) represented a year of contrasts in the hospitality industry," said Amy Beam, HVS Director of Hotel Transactions. "This report measures the milestones and the setbacks the market experienced over the course of twelve months and provides a commentary on hotel transaction trends since 1990. The information will prove valuable to hotel buyers, sellers, lenders, and owners going forward into 2008."

Highlights presented in the HVS Preliminary 2007 Survey of Major U.S. Hotel Transactions include:

  • An ongoing history of U.S. hotel sales from 1990 to the present, including a trend of major sales by month from 2003 through 2007 that reflects the conspicuous slowdown in transactions activity during the latter half of 2007;
  • Identification of the year's top sales by price per room and total sale price;
  • Identification of the year's top buyers and sellers and a listing of the year’s major portfolio sales;
  • A preliminary listing of the year's confirmed major hotel sales including sale price, room count, buyer, seller, and month of sale.

"We forecast approximately 225 major sales will be recorded in 2007," Beam added, "representing a 10% decline in number of transactions from 2006. The average price per room is estimated to be $200,000 for a major transaction, roughly 2% less than the 2006 average. These major transactions represent an estimated total sales volume of roughly $11.2 billion in 2007, compared to $15.5 billion in 2006. Sales volume was heightened during the early months of the year and slowed considerably in the latter half of the year, concurrent with the credit crunch."

The 2007 preliminary survey presents a listing of 215 confirmed sales. "The preliminary report will be updated during the first quarter of 2008, as we obtain and verify additional 2007 transaction data," Beam said. Buyers of the preliminary report will be provided with a final version in mid- to late-March 2008 at no additional cost.
