Atlanta, Georgia, February 26, 2009: HVS, a leading consultancy and appraisal firm for the hotel industry, will send two delegates from its Atlanta office to the 21st annual Hunter Hotel Investment Conference. The conference will be held March 15-17, 2009, in Atlanta.
Mike Brophy, Director of Consulting and Valuation Services at HVS Atlanta, will participate as a panelist in a breakout session titled “Challenges and Opportunities: Lessons from Past Cycles.” Mr. Brophy and Heidi Nielsen, Consulting and Valuation Associate at HVS Atlanta, will also host an exhibition booth at the conference.
“Hotel investors, owners, and developers want some kind of solid guidance in today’s market,” said Brophy. “A better understanding of your hotel’s value and how your revenue management and the economy affect it will help hoteliers realize that this is not Armageddon, that the industry is not just going to crumble but will ultimately return more fit than before.”
One of the topics Mr. Brophy intends to address is the subject of liquidation value versus market value. “This is a crucial issue for hotel investors to understand. You can’t stand by an appraisal that only takes a hotel’s value as of this minute (liquidation value) into account,” Brophy said. “From a long-term perspective, these values are unrealistically low and decisions based on liquidation value alone risk being off the mark. I look forward to answering questions and explaining how the HVS appraisal method, which has been honed over three decades that included multiple recessions, takes the lack of debt capital, acquisition financing, and other economic factors into consideration when establishing a hotel’s value.”
The panel will meet from 11 a.m. to noon on Monday, March 16.
