Las Vegas, May 13: HVS San Francisco is pleased to announce that its Gaming Services division has opened its new office in Las Vegas, Nevada -- - the gaming capital of the Western World.
“With the downturn in the national and worldwide economies, and the resulting decrease in visitation to destination gaming markets such as Las Vegas, some may question our timing,” remarked Suzanne Mellen, MAI, CRE, FRICS, Managing Director of HVS San Francisco. “It is appropriate timing because we are able to serve as a vital resource -- at the epicenter of the action -- with our expertise in the hospitality and gaming industries at this critical juncture.”
HVS Gaming Services provides a wide variety of expertise to the ever-changing gaming industry, including casinos, casino hotels, and racinos. “HVS Gaming in Las Vegas will continue to deliver the consistent quality and professional service for which we are already known,” explains Shannon Okada, who heads the new office. HVS Gaming Services has successfully performed varied consulting and valuation assignments throughout the United States, Canada, Caribbean, Singapore, Chile, Moscow, and Macau.
HVS’ Gaming Services office in Las Vegas will be the newest location under the HVS San Francisco umbrella. Since its founding in 1985 by Suzanne Mellen, the San Francisco office has gained a reputation for consistent quality and professional integrity. HVS San Francisco performs property appraisals, valuation services including appraisals for project financing, for ad valorem property tax assessments, to comply with the IFRSs, for estate tax purposes, for the valuation of partnership interests, for portfolio valuations, and for condemnation. HVS has the expertise to analyze all aspects of complex mixed-use projects for both the gaming and hospitality industries, including retail, entertainment, and convention centers.
Ms. Mellen has a Bachelor of Science degree in Hotel Administration from Cornell University and holds the following designations: MAI (Appraisal Institute), CRE (Counselor of Real Estate), ISHC (International Society of Hospitality Consultants), and FRICS (Fellow of the Royal Institution of Chartered Surveyors). She has been evaluating lodging, gaming, and associated real estate for 27 years, has authored a number of articles, and is a frequent lecturer and expert witness on the valuation of hotels, casinos, and related issues.
Shannon Okada, Vice President and Associate Director of gaming, heads the new office in Las Vegas. Mr. Okada, who has been with HVS since June 2004, holds a Bachelor of Science degree in business administration from the University of Hawaii, a Masters of Science degree in hotel administration from the University of Nevada, Las Vegas, and MBA and JD degrees from Pepperdine University. In addition to completing assignments in most major U.S. gaming markets, Mr. Okada has developed expertise in the evaluation of international gaming properties, having completed appraisals for financing in Macau, China and Singapore, in addition to a study for a proposed casino in Moscow, Russia.
