HVS Expands To Serve Growing Asset Management Needs

Company re-launches Asset Management division.

SAN FRANCISCO (September 28, 2009) - With more than $7.5 billion of securitized hotel loans coming due between 2009 and 2012, owners and lenders alike are looking to improve operations and restructure debt and equity, according to HVS, a global consulting and services organization.

“With hotels facing an upcoming wave of loan maturities in a challenging business environment, owners have little room for a trial-and-error approach to asset management,” said Steve Rushmore, founder and president of HVS. “Our clients have always been interested in our track record of maximizing operating profit for owners, but today, our ability to address the capital side of hotel investments, including the ins and outs of commercial mortgage-backed securities (CMBS), has become increasingly important,” he added.

“As more lenders become reluctant hotel owners, banks and special servicers are in need of asset management services, but their requirements are different than those of our traditional clients,” said Mark C. Lynn, president of HVS’s Asset Management & Strategic Advisory division since 1996. “This has prompted us to expand our focus and re-launch our division,” he added.

With this expansion in mind, HVS recently recruited Miguel Rivera to serve as senior vice president of its Asset Management & Strategic Advisory team. A 14-year veteran of the real estate and finance industries, Mr. Rivera is an expert on the recapitalization, financing and sale of hotels.

“Miguel’s experience in CMBS, negotiations, investment analysis and property brokerage will add a valuable dimension to our asset management capabilities at a time when the recapitalization of assets and the renegotiation of debt have become a vital part of a hotel’s investment strategy,” said Lynn. “Miguel is also an HVS alum ─ and we’re delighted to have him back.”

A former senior vice president of Jones Lang LaSalle Hotels, Mr. Rivera has also served as an associate director at Standard & Poor’s, where he rated CMBS transactions. He holds a M.B.A. from Yale University and a B.S. in Hotel Administration from Cornell University.
