HVS Publishes 2009 Mid-Year Survey of Major and Mid-Market U.S. Hotel Transactions

This year’s fall in hotel sales has been even more sharp than in the first half of 2008, though sales of properties valued at $10 million and above began to regain momentum in the second quarter.

Dallas, Texas, October 5, 2009: HVS, the leading global hospitality services and consulting firm, today announced the publication of the HVS 2009 Mid-Year Survey of Major and Mid-Market U.S. Hotel Transactions. This report details hotel sales of $10 million and above (major) and hotel sales between $3.0 and $9.99 million (mid-market).

"Hotel transaction levels for the first half of 2009 were a fraction of sales from the same period last year," said Amy Beam, HVS Director of Hotel Transactions. "Major hotel sales picked up in the second quarter, just as transactions in the mid-market price category slowed. Interestingly, while the combined sales volume for both categories was less than half of mid-year 2008 levels, average price per room for major hotel transactions in 2009 rose to more than $231,000, while price per room in the mid-market category fell to less than $32,000."

Highlights of the mid-year 2009 report include:

  • An overview of the hotel transactions market through June of 2009;
  • A listing of major and mid-market hotel transactions activity by month in 2009;
  • The five largest hotel transactions in each price category; and
  • A listing of all hotel transactions recorded as of July of 2009.
