Dallas, September 15, 2011: An HVS survey documenting U.S. hotel transactions in the first six months of 2011 shows that the number of hotel sales eclipsed levels from the same period of 2010, with both the major (individual hotel assets selling for $10 million and above) and mid-market (assets selling for between $3 and $9.99 million) transactions categories experiencing a significant increase in activity. Average price per room for major transactions in the first half of 2011 rose $45,000 compared with the same period of 2010; however, the average price per room in the mid-market category decreased by nearly $6,000 in the comparative period.
“The rise in hotel transactions is a sound indicator that investor confidence and the lending climate are continuing to recover from where they stood this time last year,” said Amy Beam, HVS Director of Hotel Transactions. “The appearance of more assets on the market is also encouraging investors to capitalize on hotels selling for less than they would in typical market conditions. Hence, we’ve seen mid-market hotel sales volume nearly double as of mid-year 2011, as well as the vigorous acquisition of major assets versus a year ago.”
The HVS 2011 Mid-Year Survey of Major and Mid-Market U.S. Hotel Transactions details hotel sales of $10 million and above (major) and between $3 and $9.99 million (mid-market). The survey details hotel sales for each month from January through June of 2011, as well as the top sales in each category for the first half of the year. The survey also features a listing of all major and mid-market hotel transactions confirmed by HVS in the first six months of 2011, including asset name, location, number of rooms, month of sale, total sales price, price per room, and buyer and seller.
