Ground Breaks For Beautiful Courtyard Asset Managed By HVS Asset Management - Newport

The groundbreaking ceremony for the Courtyard Erie Bayfront took place Thursday October 30th. HVS Asset Management - Newport is heavily involved in the development process and will asset manage the hotel which will open in early 2016.

The Erie County Convention Center Authority in Pennsylvania broke ground for their new Courtyard by Marriott Bayfront Hotel, located west of the Bayfront Convention Center. The $42.5 million hotel will have 192 guest rooms. Construction is expected to be complete in spring of 2016.

HVS Asset Management- Newport has been hired as Asset Manager for this new Courtyard located on the Lake Erie waterfront. The hotel will have an indoor swimming pool and an outdoor infinity pool overlooking the lake and will include the latest Courtyard amenities and design features. The hotel’s pre-function area extends to the exterior promenade with fire pits overlooking the lake.

The hotel will be connected to the Authority’s Bayfront Convention Center. The hotel’s location next to the center’s truck parking and loading docks created a unique opportunity to create a roof over this area which will also serve as an open plaza for events. The design of the plaza will not only make it attractive for events protected from cool breezes off the lake but also helps make the view from guest rooms facing it very attractive as all of the deliveries to the convention center and their related sounds will be hidden.

Like the Sheraton Erie Bayfront connected to the other side of the Bayfront Convention Center, which we also asset manage, this new hotel will be managed by White Lodging Services. The market demand study and related work was done by Stacey Nadolny, Senior Vice President & Partner of HVS C&V Chicago.

Vicki Richman has been taking the lead on behalf of the Authority in negotiating both the management and franchise agreements. Kirby Payne has been active in the development process including testifying before county and city committees, press and TV interviews and deep involvement in the design process. Bill Doyle has been involved with this hotel in various ways in addition to active involvement in the oversight of the convention center’s sales effort and remodeling the Sheraton.  HVS Asset Management - Newport's January 1, 2010 contract was renewed earlier this year through December 31, 2016.
