Ikos acquires Blau Porto Petro, Mallorca, Spain, from Roxa 

Greek luxury resort group Ikos Resorts has acquired the Mallorca luxury hotel Blau Porto Petro for a reported €110 million (€345,000 per room), from Spain’s Grupo Roxa, in a share transfer deal. Grupo Roxa will retain a minority stake in the 319-bedroom, five-star resort. The property will undergo extensive renovation work under the new ownership, with a planned reopening date scheduled for April 2023. The Greek chain Ikos Resorts, owned by American asset manager Oaktree Capital Management, has pledged to additionally invest in the extension of the property to increase its total room count by 115 bedrooms, to 434 rooms in total by 2024. Blau Porto Petro will be renamed as Ikos Porto Petro and will be the all-inclusive luxury hotel group’s second property in Spain and seventh overall.
 

Conker Dawn acquires Hampton Waterloo and Doubletree York from Shiva Hotels  

Conker Dawn Limited, a new investment vehicle formed by Blackbear Capital’s Founder and Managing Partner Heath Forusz, along with his partners in Conker Dawn (John Nacos and Michael Stanton), have acquired the Hampton by Hilton Waterloo and Doubletree by Hilton York from privately-owned, UK-based Shiva Hotels, for £95 million (£216,000 per room on average). The 297-room Hilton Waterloo and 143-room Doubletree York are Conker Dawn’s first hotel investments overall, with the aim of building a portfolio of hotels in the UK and in Europe. UK-based hotel asset managers Michels & Taylor will operate the two properties, taking their number of hotels to 25 and rooms under management to over 3,500.

Extendam and Vicartem acquire Hotel de Bourgogne, Nantes, France 

French private equity firm Extendam, in its first joint venture with Rennes-based property management company Vicartem, have acquired the 38-bedroom Hotel de Bourgogne in Nantes, for an undisclosed sum. The two-star 38-bedroom property has been closed since June 2020 and is set to undergo an extensive renovation and an expansion that is set to be concluded by 2023. The hotel is planned to reopen as a three- to four-star lifestyle property. Vicartem Hôtellerie, a subsidiary of the Vicartem group, founded by Céline and Sébastien Meslin, will operate the property. The hotel, located next to Nantes SNCF railway station, marks Vicartem’s second engagement in Nantes and expands the groups hotel management portfolio to eight properties.

 

Crest acquires Best Western Tiverton, UK from the Roberts family 

Bristol-based Crest Hotel Group has acquired the freehold of the Best Western Tiverton Hotel in Devon, from Rhys Roberts and Claire Heaven-Roberts, for £3 million (£44,000). The 69-bedroom property had been owned by the Roberts since 1997, who are now retiring from hotel ownership. Crest’s investment in the Tiverton Hotel will take the English hotel group’s portfolio to five properties overall.
