Experience

As Vice President, Matthew Panosh is primarily responsible for advisory and asset management services on behalf of HVS’s clients. This includes performing financial and revenue analysis, investor reporting, and budget negotiation for a range of hotel types and sizes with a track record of building equity for ownership. He is also involved in a broad range of consulting assignments with the Asset Management and Advisory division. 

Prior to joining HVS in 2019, Matt held various positions at hotels in operations, revenue management, and accounting. His experience covers a wide range of asset classes, from a start-up boutique lifestyle brand to a Four Diamond resort. He holds a B.A. from the University of Wisconsin-Madison and Certificate in Hotel Real Estate Investments and Asset Management from Cornell University’s School of Hotel Administration.

Achieved a 23% GOP increase and 9% RevPAR increase year over year. Grew RevPAR market share by 4.8%. Completed labor productivity, quarterly forecasting, budgeting, and variance reporting. Created a Product Improvement Plan for the guest rooms after an extensive audit.  Continued to report directly to the owner, AJ Capital, for various financial and analytical matters.
 
*Revenue Analyst (2016)
Assisted the Revenue Manager, Director of Sales, and General Manager in maximizing RevPAR. Increased the RevPAR index 42% year over year. Forecast quarterly hotel revenues including segmentation. Completed SWOT analysis for all market segments. Led competitive set tours for regional management leaders and asset managers.  Reported directly to the new owner, AJ Capital, for various financial and analytical matters.

Managed and developed the internal audit and billing processes for a Four Diamond resort. Implemented an S.O.P. for the accounts receivable billing schedules. Developed an action report to track the status of all outstanding accounts. Audited and corrected the Guest Ledger and City Ledger from the opening of the property two years prior.  (Left position with Graduate Hotel, then managed by Pyramid Hotel Group for this more upscale hotel in order to improve my accounting and analytical skills.)

Total Spend Can Be Your Friend

Revenue managers should think like options traders. The COVID-19 pandemic and subsequent recovery taught hotel operators that average daily rates can be extremely volatile. Revenue-management strategies focused on total guest spend can help mitigate the risk involved in achieving RevPAR share through a high ADR. Management companies need to incorporate techniques and practices to evaluate all possible revenue-generating strategies.
