Tour flow alone typically will not fill a hotel. Business travelers, meeting and convention travelers, and pleasure or leisure travelers are the three primary market segments that comprise the total of lodging demand.

Kathy Conroy, MAI is the CEO/Director-Partner of HVS’s Consulting & Valuation and Shared Ownership Services divisions in Florida. She has been an active participant in the hotel and shared ownership industry for more than 30 years. She is a noted national authority on the valuation of vacation ownership properties, and has authored books on timeshare property assessment, and timeshare property valuation for ARDA and the Appraisal Institute, respectively.

About John Lancet

John Lancet, MAI is a Director/Partner for the Miami office of HVS Consulting & Valuation, as well at the Director-Partner of the HVS Shared Ownership Services Division. Over the past 20 years that John has been with HVS, he has appraised and/or consulted on more than 1,000 hotels, resorts, vacation ownership, and mixed-use developments located in 22 states and 26 countries. Prior to joining HVS, John obtained his operating experience from several hotels located in South Florida and also worked as a regional manager for a major timeshare company. A graduate of Florida International University’s School of Hospitality Management, John is a certified general real estate appraiser in Florida (RZ 2554) and holds an MAI membership designation with the Appraisal Institute.
