Consulting Experience

Eileen Bosworth, a Vice President with the HVS Portland office, is a hotel market expert in Oregon, Washington, Idaho, and California. In addition, she is adept at performing research that requires out-of-the-box thinking to assess lodging needs for municipal entities. 

During her time at HVS, Eileen has evaluated hundreds of hotels spanning all asset classes, including limited-service, select-service, and full-service hotels. Given her prior work experience as a manager for a luxury boutique hotel, she specializes in high-end boutique hotels located in various leisure markets, such as the Central California Coast and the South Lake Tahoe area, and is well versed in the conversion of older motel/hotel properties to upscale boutique hotels. Eileen is also highly experienced in appraising independent, rural motels in the Pacific Northwest.

In addition to hotel appraisals, she performs feasibility studies, market studies, and various research assignments. Notable assignments have included the following:

Boise's Rise: Small Big City in the Convention Landscape

In 2022, Boise's convention industry flourished thanks to expanded Boise Airport routes. Despite lacking a large convention hotel, Boise hotels enjoyed a remarkable rise in RevPAR in 2022, with Downtown hotels surpassing pre-pandemic levels. Furthermore, Micron Technology's expansion and the city's growth in tech and commercial development bode well for Boise's economic future.

The Magic Returns to the “Happiest Place on Earth”: Recent Trends and Outlook for the Anaheim-Santa Ana Lodging Market

Despite a demand surge after the reopening of Disneyland, hotel demand in Anaheim-Santa Ana lagged in 2021 due to a muted convention calendar, staffing shortages, and limited Disneyland ticket availability. ADR illustrated strong growth in 2021 and 2022, with further growth expected in 2023 given Disney’s centennial celebrations. Development projects herald a bright future for the area, supported by record transactions and the construction or rebranding of upscale and luxury hotel properties.
