HVS Brokerage & Advisory Closes Sale of Two Texas Hilton-Branded Hotels on Behalf of Mount Street

HVS Brokerage & Advisory announces the sale of the 92-key Homewood Suites by Hilton Houston Clear Lake NASA, located in Houston, Texas, and the 117-key Hilton Garden Inn San Antonio Airport, located in San Antonio, Texas.
HOUSTON, TX, September 15, 2025: HVS Brokerage & Advisory announces the sale of the 92-key Homewood Suites by Hilton Houston Clear Lake NASA, located at 401 Bay Area Boulevard, Houston, Texas, 77058, and the 117-key Hilton Garden Inn San Antonio Airport, located at 12828 San Pedro Avenue, San Antonio, Texas 78216.

Both hotels (leasehold interest) were sold separately to private, Texas-based investors via online Ten-X auctions.

The Homewood Suites Houston Clear Lake NASA benefits from a prime location along Bay Area Boulevard, near several attractions, restaurants, and entertainment venues, making it appealing to both business and leisure travelers; key demand generators in the area include the NASA Johnson Space Center, Kemah Boardwalk, and University of Houston-Clear Lake campus, among others. Additionally, the property is situated less than two miles from the three main hospitals in Webster: HCA Houston Healthcare Clear Lake, UTMB Health Clear Lake Hospital, and Kindred Hospital Clear Lake.

“We saw strong buyer interest, despite this being a distressed special-servicer deal, driven by the property’s low price per key, extended-stay offering, Hilton flag, and clear operational upside. The all-cash transaction closed within the contract period, underscoring the buyer’s confidence in the asset. With a full renovation planned, the Homewood Suites will be completely transformed and positioned to capture the demand generated by the continued expansion of NASA and the Webster market,” said James Rebullida, Senior Vice President of HVS Brokerage & Advisory.

The Hilton Garden Inn San Antonio Airport is strategically located in the San Antonio Airport submarket along the well-traveled U.S. Highway 281 corridor near Wurzbach Parkway, north of Loop 410. Corporate demand generators include the Brookhollow Office Park, Marathon Petroleum Corporation, Silotech Group, Millenium PetroCapital Corporation, iHeartMedia (headquarters), and Methodist Hospital Stone Oak, while leisure demand generators include TPC San Antonio Golf Course and Six Flags Fiesta Texas.

“The nationwide appeal of the San Antonio Airport submarket was evident in the competitive bidding for this full-service property on Ten-X. Despite being a distressed sale, the property’s attractive price per key and clear operational upside drove competition at auction. The winning bidder executed confidently, positioning the hotel for a turnaround that will unlock its full-service potential in a high-demand market,” said Matthew Omansky, Senior Vice President of HVS Brokerage & Advisory.

HVS Brokerage & Advisory team members Eric GuerreroAndrew FroschJames Rebullida, Matthew Omansky, Fadi Rawashdeh, Kyle Peterek, and Daneen Godinet participated in this transaction.
