Consulting Experience

Marcus leads Business Development for the HVS Asset Management & Advisory division across the United States. Based in Los Angeles, he provides clients with a full array of third-party asset management services, hotel performance analyses, and brand and operator search and selection solutions. He is also the Asset Manager for two full-service hotels, which has included oversight of a completed $12-million, brand-mandated property improvement plan.

Marcus offers owners and developers effective solutions for complex ownership-related issues. Clients especially appreciate his collaborative operating style and his strong mix of development expertise and hands-on operational knowledge. His international experience, understanding of proposed development projects, and knowledge of the nuances of hotel development and trends, honed during his time on the Rosewood Hotel Group development team, bring exceptional expertise to any client project.

In addition to his asset management expertise, Marcus has conducted feasibility and market studies, development consulting, brand and operator search and selection, and valuations, with an aggregate value of over $10 billion. His experience spans the United States, Caribbean, and Latin America, ranging from limited-service hotels to ultra-luxury resort-residential assets.

Testimonials

"Neil and Marcus were very knowledgeable and felt like part of the team. They were patient and understanding in letting the project take its course. They listened well and provided great insight from their work around the country and with the brands. We trust their opinions, particularly the strong ones. I have already recommended their services to others." – Read Talley, Holladay Properties

"HVS was instrumental in helping Covelop select the right operator for our hotel development in San Luis Obispo. They knew the hotel management landscape in California extremely well, providing a strong list of potential operators for us to pick from. Utilizing their extensive asset management and operational expertise, they helped us pick the right operator from that broader list. And we have thoroughly enjoyed working with that operator as we progress through the project. We would recommend using HVS to anyone looking for help with operator selection. Matthew, Marcus, and Neil were all a pleasure to work with!" – Bryan Hulburd, COVELOP Collaborative Development

"I specifically selected HVS for a market study of my to-be-built luxury boutique hotel project, based on their extensive experience in this sector of the industry. I was impressed with their ability to grasp all aspects of the concept and strong niche market knowledge from the get-go. Additionally, Marcus was a complete pleasure to work with. He was very accessible and easy to communicate with. Having timely and clear communication, along with a professional providing A+ effort, [and] delivering the study before the deadline gives HVS 5+ stars in my book. I am 100% satisfied and look forward to hiring and recommending them going forward. It was a wonderful experience to work with HVS and the best hiring decision I could have made for such a critical component of my project." – Michelle Boss, TMC Financing

"The team is wonderful and highly professional. Marcus Lee, Luigi, and Kirsten are amazing and very attentive to details. Special thanks to the entire team and more to Marcus Lee who is very intuitive and supportive of our innovative and sustainable hotel project. Many thanks to Kathryn for her responsiveness and kindness." – Tatyana Li, LSW Hotels

"HVS provided my company with extremely useful market data to help us better manage our hotel asset. The service they provided was sent in a timely manner, and all HVS colleagues went above and beyond the ask." – Mr. Ying, CIM Group

A New Approach to Hotel Management Fees

In the ever-evolving hospitality industry, the question of how to effectively compensate hotel operators remains crucial. While the basic premise of paying managers for their management skills holds true, the prevalent incentive fee structures may no longer adequately align with market realities, particularly for owners.

The Rebounding San Diego Lodging Market Attracts Investor Interest

In 2022 and the first half of 2023, San Diego hotels experienced unprecedented RevPAR growth, similar to much of California, as markets recovered from the impact of the COVID-19 pandemic. As a result, hotel development and transactions have been strong. However, construction of full-service hotels remains challenging amid a steep rise in development costs.

Since then, many travelers have returned, and the greater San Diego hotel market has rebounded. What has the recovery looked like thus far? What must happen in the next 18 months for the market to reach pre-pandemic performance? What factors will shape the “new normal” for the market?

COVID-19’s Impact on the San Diego Lodging Market

Since early March, greater San Diego-area hotels have suffered unprecedented declines in demand, similar to most cities in the United States, because of the COVID-19 pandemic. How far has the San Diego hotel market fallen? How does this compare to the last recession? What will the recovery look like?
